How We Make a Difference in Our Community

For a long time, the housing market has not been kind to minorities and a variety of communities. While we’re happy to be a part of Luminate—a company that actively works against those stigmas—we also like to make a difference any chance we get.

We know how important it is to help your neighbor, no matter their color, gender, background, or sexual identity. It’s part of why Angie is so committed to being involved in her community. With her help, the team is always ready to volunteer their time to help organize events that get clients, friends, family, and referral partners involved.

Each quarter, Angie donates to a local charity selected by a past client. The client gets the opportunity to deliver the donation in person. Angie and her team also participate in the 12 Days of Giving every December, where they donate to a local charity for the first 12 days of the month.

FAQs

Got a question? We’re here to help.

  • If I have a name change, can I still get a mortgage?

Yes, you can still get a mortgage if you undergo a name change. Simply update your identification documents, notify credit bureaus, inform your lender, and provide the necessary documentation during the application process. Your name change should not hinder your mortgage approval as long as you meet the lender's eligibility criteria. Be patient and transparent throughout the process.

  • How long is a preapproval good for? How long does it take to get pre-approved?

The preapproval offer remains valid for a generous period of 120 days. However, beyond this timeframe, a simple update of the information is necessary to extend its validity. Achieving preapproval is a streamlined process that can be completed in as little as a single day, but in some cases, it might take up to a week, contingent on the promptness of providing the required information.

  • Do I have to mark a gender on my mortgage application?

In the demographics section of the loan application, you are given the choice of whether you would like to include this information.

  • What are the closing costs?

The closing costs encompass primarily fixed expenses linked to obtaining the loan. Moreover, there are some variable components involved in establishing an escrow account to cover taxes and insurance at the time of closing. Additionally, there is the possibility of points to be paid to secure a more favorable interest rate, or alternatively, a lender credit in exchange for a slightly higher rate.

  • My family has more than two partners, can we all be included on the mortgage and title?

Yes, we work with many different family structures and more than two partners can be on the mortgage and title.

  • What happens at closing?

The closing process generally takes approximately 45 minutes, during which you will need to bring your funds, either in the form of a cashier's check or via a wire transfer prior to the closing date. At the closing, you will be signing all the necessary documents and will have the opportunity to seek clarification by asking any questions you may have. Upon completion of the closing, you will receive the keys to your new property, and you'll be all set to move in!

  • Are the team members a part of the LGBTQ+ community?

Two of our team members are a part of the LGBTQ+ community. Our other team members are allies and have completed an Ally Certification course through the LGBTQ+ Real Estate Alliance.

  • Where is your main office located?

Our main office is at the Luminate Home Loans HQ office located in Minneapolis, MN, but our team often travels to other states!
